An average window size is around 3' x 4'. Windows may open up and down or side to side.
If there is a center immovable piece with two flanking sides that open, it is counted as a "triple" and bid at 1 1/2 times the cost of a regular window.
Very large windows (6'x6' or larger) may also be figured at 1 1/2 times the cost of a regular window.
Skylights and sliding doors are counted separately and cost slightly more to have cleaned than an average window.

These are "divided lite" windows because each window is divided up into several smaller plates. This, of course, adds to the time spent cleaning them and adds moderately to the amount charged.

Yes! We have been cleaning mirrors as long as we've been cleaning windows. They are glass just like windows and the same tools and solutions are used. They usually cost less than windows because only one surface is cleaned.

Anything that affects our access to a window comes into consideration in preparing an accurate estimate. Trees and their branches may block our ladders and hence our access to upper windows. Large bushes and hedges may also require minimal pruning to allow adequate access.

The most common source of water stains or mineral deposits is tap or well water being allowed to dry on a window. Sprinklers can cause this damage but it can also happen from hosing windows on a hot day. Dissolved minerals bond into glass causing perceivable damage. There are basically 3 levels of damage:
Light damage - If not from frequent exposure, this may be removed with special solutions which we have available.
Medium damage - Spots are thicker and closer together. These can be improved with much effort and the special solutions.
Heavy damage - This one is "toast" as they say. If it is layer over layer of minerals being deposited over a long period of time, the glass will need to be replaced.
We can prepare a proposal for glass restoration, just realize that it is quite different from window cleaning prices.

First and second story work are figured at the same rate. Third story work will add slightly to the estimate. Fourth story work or over is taken on a case-by-case basis.
